The four notice types
Using the wrong notice type can void an eviction, so the tool asks a couple of questions up front to route you to the right one.
- Pay or Quit
- Used for nonpayment of rent. States the exact amount owed and gives the tenant the state's required period to pay in full or move out before the notice becomes final.
- Cure or Quit
- Used for a fixable lease violation, such as an unauthorized pet, noise, an unauthorized occupant, or property damage. Gives the tenant a chance to fix the specific problem or move out.
- Unconditional Quit
- Used for illegal activity or a severe or repeated violation with no chance to fix. Using this notice type for a fixable issue can void it, so the tool asks you to confirm the situation is non-curable first.
- Notice to Terminate Tenancy
- A no-fault notice used to end a month-to-month or week-to-week tenancy, or to let a fixed-term lease expire without renewing it. No violation needs to be stated.
Frequently asked questions
Is this generator free, and does it store my information anywhere?
Yes. Everything runs in your browser, the letter text and PDF are generated entirely from local code and the data you type in. Nothing you enter is sent to a server or stored anywhere, closing the browser tab clears it.
Can I use this if the occupant never had a lease or my permission?
No, not this tool. A notice to vacate in the legal sense applies to tenants and licensees, people who had permission at some point, not to someone who never had permission at all. Using a tenant-style notice on a true trespasser can hurt your case by implying a tenancy existed. If that's your situation, see our Squatter or Tenant Status Checker instead.
What happens if my state's notice period is not listed as a specific number?
A handful of states do not specify an exact period in the source data for certain violation types, or the period varies by location. In those cases the tool flags it clearly and asks you to enter the period yourself after confirming it with a local attorney, rather than guessing a number for you.
Does downloading the PDF mean I've served the notice?
No. Generating and downloading the document only creates the notice itself. You still need to deliver it using a method your state recognizes, and keep proof of delivery. The tool includes general delivery guidance after you generate your notice.
